Should I refinance my mortgage now or wait for rates to drop?

I’ve been watching rates for months. My current 4.75% fixed ends in six months, and the bank offered a 5.2% 30‑year. I could refinance now, but I’m not sure if rates will dip soon. How should I handle a sudden 30% rent increase from my landlord?

My lease just got a notice that the monthly rent will jump from $1,200 to $1,560 next month – a 30% increase with only 30 days notice. The building is fully occupied, so I can’t just move out without breaking the lease. I’ve tried asking for a compromise, but the landlord says the market forces are “unavoidable.”

why every new condo feels like a cash grab

idk i keep seeing these shiny condo projects pop up and i cant help but think they're just developers milking us rn tbh the amenities are half baked and the hoa fees are insane lol you think you're getting a community but it's just a hallway of strangers and a lobby that looks like a showroom i lived in a couple of these places and the noise from the rooftop pool at 2am is real proof that nobody actually cares about residents imo it's time we stop glorifying these cookie cutter towers

Mold Found Post-Appraisal?? Time Loopholes Allowed??

Just a random story this week where I hit my breaking point...?

Listings are a dream, inspections came up green, appraisal hit the price... everything on schedule. Then the mold grows on schedule under the crawlings - not in crawl space (where people might look) - under actual first layer. No. It waited for final inspection to pop on my dashboard?

Okay but what am I supposed to know with no walk-through in the listing? I can't dig into sub-floors for fun and profit in every house.

Second hit? Appraisal later said crawlfld supports aren't up to standard because it had been... you name it? This isn't '87 either. Should that have shown up when I thought the property was structurally solid.??

So stuck with an $00/month cost of delay - and no down if I go under this? Not even joking about the 'refinance when it's done!' logic.

tbh i feel like ppl are sleeping on the fact that property values arent always a guaranteed investment rn... maybe its just me but it seems like everyones so focused on flipping houses and whatnot that theyre forgetting about the actual risks involved lol

Frustrating MMORPG Housing

I just had the most frustrating experience in my favorite MMORPG. I bought a property thinking it was gold, but I was all over the place

So here's the thing: I was eyeing a duplex in the city core, thought it was a slam dunk for rental income, and I signed on the dotted line after a quick zoning check that turned out to be a misread I was convinced the area was booming, the school district was top notch, and the property was undervalued, but it turned out the zoning maps had a hidden commercial overlay that capped the units I could legally rent out. I basically got a two-unit shell with a legal ceiling that limited my revenue potential.

I tried to justify the move by pointing to the low purchase price and the fact that I could flip it when the market recovered. I even tried to convince myself that the zoning change was a temporary glitch that would be corrected in the next council meeting. Spoiler: it wasn’t. The council stuck to the overlay and the duplex stuck to its new, restrictive status. Now I’m stuck with a property that can’t generate the cash flow I promised to my partners, and I have to scramble to find a way to make it work.

Anyone out here has had a similar real estate snafu? I’d love to hear your stories or any advice on turning this mess into something profitable. Maybe a little DevOps mindset could help me automate the rent collection and find a niche tenant market? If you’ve seen this happen or know how to fight zoning overreach, I’m all ears.
